I am looking for realtors or mortgage companies in the USA. I am a private investor and specialize in the Lease Purchase AKA Rent to Own field.

I have clients, both sellers and buyers who are looking to sell or buy a home. The buyer doesn't have perfect credit, not enough down payment (between $3 to 7k) and the seller haves the home but needs a buyer.

I give a generous refferal fee (25%) of whatever monies i receive from either client.

I have a client in the atlanta area who haves a home $241k and looking for a buyer who wants to rent it with an option to purchase.

I also have buyers looking for a home that the seller is willing to Lease Purchase.

I am searching for a legitimate Itin mortgage program, or a private investor who does land contract situations willing to work with a Tax ID on paperwork instead of SSN.

Have been seeing a lot of ITIN programs out there that now require individuals to be using the ITIN with the employer or income does not count, and also must have 4 open lines of credit for a year or more, etc, etc, etc. I guess this totally defeats the purpose of having ITIN mortgages as the majority of people who apply for their ITIN won't meet these strict guidelines; it's almost impossible for someone to change the SSN they're currently using to their new ITIN with an employer. Please let me know if you or somebody you know offers a real ITIN program not contingent upon applicant using the ITIN at employer.

Undocumented Residents buying homes

Undocumented Resident Taxpayer Program (ITIN)

Program Description
This program is designed to provide affordable housing to taxpaying immigrants who have been living and working in the U.S. The borrower must provide an Income Tax Identification Number (ITIN) and a government-issued photo ID.

The true tax-paying identity, wage-earning identity and income of the borrower must be established. In addition, a full credit analysis is required to determine the true credit of the borrower. The use of non-traditional credit is permitted. Undocumented secondary cash income may be used for qualification.

This is a 30-year, self-amortizing 5/1 ARM, based on the one-year Libor Index.

Loan Eligibility

Maximum LTV/CLTV: 97%
Minimum LTV: 80.01%

Maximum Loan Amount
• $417,000 for one-unit, condo, and PUD
• $533,850 for two-unit

Property Type
• Primary Residence only
• Note: 3-4 units, second homes, investment properties, and co-ops are not permitted

Purchase and Limited Cash-Out Refinances only

Minimum Down Payment — Verified down payment of 3% of the purchase price for 1 units, condos and PUDs and 5% for 2 units is required. Borrower must contribute a minimum of $500 or 1% from their own funds, whichever is less.

Documentation Requirements include the following:
• 2 years of W-2s and tax returns
• 2 years of IRS income verification
• 30-day pay stub(s) with YTD income

Homebuyer Education is required.
